Global Luxury Requirements

The Coldwell Banker Global Luxury program listing price should reflect exceptional, exclusive properties in each market. Thus, the CBGL team reserves the right to adjust listing price thresholds at any time to ensure the quality of the listings that qualify are maintained.  

 

In addition to price, Coldwell Banker Global Luxury-caliber properties should be of exceptional quality and style, reflecting the prestigious image of this exclusive program. We also consider the property’s architectural features, uniqueness, amenities to support a luxury lifestyle and desirable location. If a residential property meets the listing price threshold but not the appearance requirements, it should not be marketed using the CBGL program name. 

Property Requirements

  • 6 - 10 quality, professional images or videos uploaded in one folder, without watermarks or branding. Images must be at least 1,200 px W X 600 px H, but 3,000 px W X 1,500 px H is optimal.

  • Price Minimum: $750,000

  • Rental fee must be at least $7,500/month  

Land Requirements

  • Listing must feature a Global Luxury qualifying estate or be a lot/land suitable to build an estate-quality home. 

  • Listing must be set to “Residential Sale” Listing Type in dash and also be set to one of the following property sub-types: 

    • Farm/Ranch, Vineyard, Residential Lot, Single Family Acreage, Vacant Land (0-10 Acres) RESID, Vacant Land (10+ Acres) RESID, Vacant Land (Mixed Use), Vacant Land, Vacant Land (Residential) 

  • Listing must have at least 6 images uploaded in one folder

In addition to the above, the following qualifications also need to be met: 

  • Uniqueness 

  • Amenities to support a luxury lifestyle  

  • A unique history or compelling story 

  • Great high-resolution photography - Property photography must project a luxury environment 

  • No teardowns, dilapidated out buildings, dirt roads, livestock, etc.

Sample Qualifying Land Types 

  • Located on a Golf Course 

  • A declared Historical Landmark 

  • Waterfront (excluding ponds, creeks and streams) 

  • Private Island 

  • Condominium 

  • Farm/Ranch/Plantation 

  • Winery-Residential 

  • Mountain Views 

  • Adjacent to other estate-quality residences and/or high-end amenities such as resorts or high-end shopping

Submissions
